Make sure you manage your property and tenants effectively by using the correct documents. Check your tenants background and obtain references whenever possible, consider requesting a deposit and prepare an Inventory to ensure that you rent your property to a reliable tenant and protect your investment.

If your tenant breaches an obligation under the tenancy agreement consider sending a Section 146 - Notice of breach of covenants which will tell tenants that they are in breach and is the first step in getting your property back. Make sure you chase any unpaid rent using an appropriate letter.
